Chimney lining options

Hi, mum has a late Victorian end of terrace with a shared stack, there are three flues, a single one from the kitchen chimney breast which houses a solid fuel Rayburn and a double one in the sitting room, originally an open fire in the sitting room and a small open fire in the bedroom above.
Upstairs is I assume boarded off as has a walls worth of built in wardrobes over it. Downstairs I have exposed the builders opening and had the chimney swept and tested but although it draws great it leaks smoke into the upstairs bedroom slightly so needs lining.

Mum is wanting an original cast iron open fire and from my internet research this is going to be a pain in the bum as will need either a cast in place liner or from what I can work out an 8” liner and gather and probably a bigger chimney pot if you can even get the liner down the flue being so big.
I think she should just have a wood burner with a 6” liner and save the agg and it be much better....

Does anyone have an idea on costing of these options or a better option?
