48sqm kitchen extension. £30k all in

Kudos pilsbury!! That is amazing! I'm inspired. Tbh, I don't have the same tenacity nor the commitment. Looking at a similar - wraparound build - and I have been quoted 70k+ on average from 5 builders quotes. Now, I'm in the Midlands, not London. The wraparound is - single storey, rear extension, side extension and front porch. The back/rear extension is 4m (ish) by 8m, the side is 8m x 2m(ish) and porch 4m x 1.5m (ish) given a rough total of 55m2 (ish). So that works out to be £1270/m2!!!! I'm cut from the same cloth, got a small budget. I'd do the labour but with a 5ft 4in frame I'd give it a shot :D:cry::cry::cry:

They say necessity is the mother of all invention. As is lack of budget for DIY. If you have £70k, and nothing else needing doing, I’d say get the builder to do it. Those quotes seem to be the going rate.

If on the other hand you don’t have £70k or you do have it but have loads else to do, then DIY is the way forward. As long as you’re handy and are able to do solid research, anything is possible. Just remember you’re in it for the long haul. It’s gonna be a way of life for quite a time. You’re gonna have some dark days where you wonder what the hell youre doing getting yourself into it, but you will come out the other side...... a year or so later!

Since I’ve finished I’ve been just as busy sorting the adjoining breakfast room which is almost done (I’ll post pics soon) and decorating my daughters bedroom. I must admit it’s all a bit tedious and I have the underlying feeling all this namby pamby filling, sanding and painting is beneath me! I’m missing being in the trenches, roofing in the snow, barrowing tons of concrete around and laying blocks. Nothing like a dose of hard labour to invigorate you.
 
Just a little bonus received today. God knows what BC we’re buggering about at as this should have come ages ago. Either way, a line now drawn under this chapter

Yes, still standing - no floodings, electrocutions, collapses... I’m as surprised as you.... I’ve now completed the adjoining room that the kitchen leads off...... also done a cinema room too! I must say I’m a little ashamed I’ve not been on here for a while as all the stuff I’ve been doing recently is fairly within my skill set so I’ve not needed advice. I suppose that makes me a bit of a user! I shall make an effort to be more active on here, whether it’s to offer what very little advice that is in my remit or just to make stupid comments I don’t know!

Anyhow, here is some pics of the room that is complete apart from some pipe boxing under the desk - I’ll post this as it’s kind of part of the kitchen. I’ll not post pics of the cinema room on here as it’s not really related to the kitchen build. First couple are looking from the kitchen, 3rd is looking towards the kitchen and last is standing in the kitchen showing the 2 archways in.

Also while I’m at it I might as well post a couple of my other kitchen creations.... I said necessity was the mother of all invention - the misses was browsing kitchen tables online - she wanted a “big one” :sneaky:. Bloody thing was priced at £1.5k..... so, down a scrap yard, got some 11x2 joists that had been removed from an old factory for next to nothing, got some steel gas pipe and fittings and Bob’s your uncle. Went full ****** and made a side table too. Did the lot for just over £250. For some reason the photos seem a lot more orangey than they actually are.

I am not surprised, DIY house and extension building can be very sucessful and your results are very impressive. Well Done.

The table, appearance and design are also very impressive. Novel, and adventurous, idea to use gas pipes but it has worked, agaim well done.

I can’t take too much credit for the design..... that was the table she was looking at for a grand and a half. I just copied it! Saying that, the expensive table was a mere 8’ mine is 9’ ;)
 
This is a great post, I'm looking to do a rear extension but I'm being quoted silly money by architects etc. I have the cash but as my old man used to say "you can only spend it once"

I'll have a look at sketchup
 
Sketch up can be a faff to use at first, but you soon get the hang of it. Have a bash..... if you can’t come up with anything decent, you’ve only lost a bit of your time......
 
How did you drain the flat part of your roof through the mono pitch in the end?
