I need a little help with the arrangement of the drains and vent stack. Please see attached image.

The vent pipe has a soil, bath and hand basin connection to the first floor bathroom (not shown) and then goes through the tiled room into the roof void where it travels horizontally for a section and vertically through the ceiling into boxing and then into the floor of the cloakroom. Where the pipe goes into the floor, there will be a rodding point. The toilet in the cloakroom comes off a branch underfloor and exits through the foundation either sleeved or with a protective lintel as required. Would this be acceptable to BC as I intend to do a full plans submission?

Thanks

Put it on the plans and see. It looks a bit Heath Robinson to me

How would you rod that section in the roof?

I thought the same about the rodding but then I figured it would be as difficult if it were to go vertically into the floor.

So you would have 2 bends in the wet portion of the soil stack and 2 bends in the underground drain before it got to the inspection chamber :!::eek:

I think I see what you're getting at. Does the attached arrangement look better? The gully is roddable.

Would that manhole be right outside your bifolds?

How’s about like this:

What are the two external gullies for?
There is a utility behind the WC so it is the washing machine drain on the left. Also need a drain for the hand.basin in the WC. The one on the right is for the kitchen and rainwater which is the current arrangement.

You wont be able to connect a new rain water drain to the foul water.

And its better to have internal connections for wastes.

I'll probably have to provide a soakaway for the rainwater then. I might put a short stack in the WC (over the handbasin height) with an AAV to connect branches to for grey water. I don't know of an alternative for the kitchen gully as the sink will be located under the window and the trap will exit through the wall. I guess I could bring a 100mm below where the sink will be and use one of those rubber converters to get 100mm down to 40mm. Is that what you were thinking Woody.

Can you post a 2d plan, with your preferred WC and utility layouts

Getting there but why is there a bend in the drain after it exits from the new inspection chamber ? Generally the idea is to run drains in straight lines in the shortest distance between manholes/inspection chambers.

I was assuming that the current drain runs up the centre of the garden perpendicular to the property therefore the inspection chamber is now off to one side.
