textured wall

Hi all,

Should I be concerned about the below?

My porch has textured walls (see picture) and I have noticed today that a small section of the "paint" was slightly flaky, so I got a wet wipe out and gently wiped the wall and a small amount of the paint flaked off (again see in the picture)

I have since read about textured walls potentially containing asbestos (artex). Should I be alarmed by this situation?

Was it just the paint which flaked off and not the actual artex? (I don't know much about this stuff and how it looks when initially applied)

its a 1960's house and I think the porch was built in the late 1980's

Any textured coating of that age may contain asbestos fibre.

But in context it's a relatively low amount - when coating like this is tested, many samples are taken from several areas because some can be negative due to wide dispersal of the fibre in the mix. And also, the type of asbestos used is the least harmful type.

So this gives a low risk. The greater concern is if creating dust from sanding or drilling.

Wipe with a damp rag or dampen and scrape loose flakes before painting.

Also check that the cause of any flaking is not a leak from above.
 
Thanks Woody, I've been pretty worried ever since I realized that it could contain asbestos.
So from what you have said it is only a real problem if I created dust from it (sanding etc..) so my exposure of the small amount of paint flaking is negligible (plus it was a wet wipe used)?

The end goal is to get this porch "renewed" so it will be interesting to how we go about this....

An update for anyone interested or has come across this thread.

Due to a future plan of upgrading our porch door, I decided to get a sample of the material/s tested as some repair would be needed anyway to the wall.
It turns out the white part was really thin and was backed by what looks like a dark brown plaster.

Anyway the test came back as negative so happy days...

why is the skirting loose from the wall?

Agreed and semi confirmed as penetration damp via the door, hence needing a replacement. I am going to create a new thread in regards to this soon.
