Hi all,
Was informed today by my new neighbour
that he intends to remove chimney breast that is part of the party wall between our two houses(semi) When I expressed concerns about his plans to do it himself he told me that as I had been informed he had the right to do what he liked in his own property. Surely the chimney is keyed into wall and is part of the structure. Any advice on how to tackle this problem would be much appreciated.

Inform Building Control at your local council as a matter of urgency. It may be his property, but no he cannot do what he likes and that is especially true where a party wall is concerned.

If he removes the chimney breast, what’s holding up the chimney above it? Suppose if it’s a shared chimney then it’s more likely to fall towards his house....

There is also the Party Wall Act 1996 to consider. If you do not give written approval of what he intends to do, the legal position is that a dispute has arisen and a surveyor should be appointed to make an award, at his expense. In general, what this means is that he should provide a detailed design of how he intends to support any remaining chimney, even though it's on his side.
As above,it is also a Building Regulations matter.
