Extension Alternative?

Hi all, so, we've been discussing a large extension but now have decided to put it on hold in favour of lots of other jobs.

This being said, we'd quite like to still do "something" with our rear reception room.
Currently it's 5m wide and a little under 3m deep. It has numerous doors so it tends to become a bit of a corridor rather than a usuable space.

Joined to this room is a sun room - a bloody awful sunroom!

what we'd like to do is replace this with something a little better, remove the sliding door between the two, level the floor and end up with a room that would be 5m x 5m. Which would be a great size room for anything.

So, I was hoping for some suggestions on how we would achieve this? I've had a quote of circa. £16,000 to have an actual extension, not including drawings etc. Which whilst i'm sure it's reasonable (that's a little over £1,000/m2) it's more than I'd really like to spend on essentially a spare room.

I've seen some "lean-to" conservatories, but then as you can see from the photo, I only need 3 sides so a standard kit becomes less standard and the thought of having a double glazing salesmen round isn't something I relish!!

any suggestions? Ideally I'd like to be below £10,000.

I too was in a similar situation a couple of years ago. Just moved to a new house in need of everything doing to it and had a modest pot of money to either do an extension or do the house.

I went the extension route, my logic being we'd never have that pot again and the house could be done over time room by room on much more limited savings.

Well, with that in mind, anyone ever tried to change a roof on one of these sun rooms? it's pretty crap but if we're best doing the extension i'd like to make it useable in the short term - i.e. not leak and not be a roasting box!!

Wondered about putting a rubber roof on it? which would seal the gaps in the perspex and keep it cool. Can always bung a heater in there.

Was intending to put a dart board on the back wall, or an air hockey table in there or something like that. So would like it at least water tight.

Whatever you do don't add a conservatory, waste of money in my opinion. If you're really on a strict budget get an insulated shell put up with no wiring or plasterboard and save the rest of the money over time, or DIY it.
