Hi.

Could anyone kindly tell me if there are any issues with following cracks I have noticed on a property.

Yes, at the very least it's let water under the render. Best do a search on cracks and how to plug them.
It might also be movement due to the newer upvc windows and not enough support. Have a search for bay window cracks on here.

xdrive, good evening.

images 1 and 2 from the top are failed paint finish, the applied white exterior paint has over a long time begun to break down and is now failing. From what can be seen there are no "Structural" cracks visible, that does not mean that there are cracks masked by the failing paint?

In image 3 [the bottom one] ? that is a different thing?

It appears that the [porch???] is a relatively recent addition [or replacement?]

The vertical crack between the main properties elevation and the porch is of some concern, it appears that this area my be moving or rotating away from the main elevation??

If indeed the porch has been replaced??? do you know if the porch installer introduced any corner metal posts to carry the load of the roof rather than letting the load of the roof impinge on the new porch structure itself which will not be able to carry any sort of a "Load" from the roof above?

As for repair.
1/. Paint finishes, scrape. power wash, soda blast to remove existing paint.
Note, the window in the image may??? have some wood rot??? the Putty line could do with some attention? [clear the grass out of the gutter???]
The Flashing between the wall elevation and the roof tiles looks a wee bit iffy??

2/. Porch? where to start?
Get the installed back? [is that an option]
Cannot quite see what is going on with the horizontal [beam??] directly above the new porch.is it an RSJ [Steel beam?]
The front fascia appears to have an attack of wood rot, and should have been replaced with the porch.

Some good and bad news??

Hope it assists.

Ken.

Thanks for for quick replies. The porch has been there for a very long time. Most houses on the street have them.

xdrive, good evening again.

Have you any idea how long the crack has been present between the properties elevation and the porch lean to roof?

Are there any similar cracks in other properties?

Have you any idea as to what the "beam" is made of? the one at the top of the porch, between the porch glazing and the brick work of the roof above?

Hi. It's been there for years. I've looked at other houses and a few have cracks there too.

Not sure what the beam is made of but looks like wood. Will double check and get back to you on that.

Thanks
