Replacing garage roof

I have an old leaking asbestos corrugated garage roof which needs to be replaced.

The options I have been give are:

1. Replace with sheets. This can either go over the existing roof or the existing roof can be disposed. I have been told that the asbestos used in garage roofs is not the dangerous type so there is no need to dispose it. I have been quoted £1,840 + VAT for going over existing sheets plus another £459 + VAT if I remove the existing sheets.

2. New battens and roof tiles - seems to be most expensive as quote was over 3k.

3. New timber, plywood and 3 layer high performance torch on felt roof and dispose of existing roof. I have had a quote for £1,850 inc VAT

The garage is used for storing tools, some gym equipment and a cheap motorbike.

What would people recommend as I am trying to keep costs down?

Who told you that? LOL. Whatever you do don't use them!

All asbestos is dangerous, some is not as dangerous as others but it all still needs care and precautions.

That company that quoted you to fix through the asbestos sheets - have they got a method statement that shows their workers, and you, just how they are going to do that safely and ensure its all left safe for you? Have they had specific training on working with asbestos - can they show you current valid certificates?

Can the roof structure actually take all that extra weight without bowing, dropping, cracking the sheets and releasing fibres into the garage?

Yes - Plastisol coated corrugated metal sheeting, available in various profiles and colours .

You could do that yourself. I did my 24' x 12' flat (gentle slope to the rear) garage roof for around £200 around a decade ago. Prior to that I had used it for a workshop extension I built on the back of the garage. It comes in at least two thicknesses and various colours. You just cut it with a decent pair of tin snips and fix it down with special self sealing bolts. I was able to plan mine, so no cutting was needed.

What ever, don't allow anyone to leave the asbestos in place and cover it - a crazy idea. Usually disposing of this type of asbestos involves double bagging it and delivering it to the councils specialist disposal place. There might be rules on the quantity, there might or might not be a charge for disposal - ring and ask your council or check the rules on their website. Handling needs overalls and a mask, plus care to not drill or disturb the fibres.

If you have a contractor tackle it, make sure they have the paperwork to legally tackle asbestos and ensure they will produce paperwork for its legal disposal.
 
Asbestos cement is considered safe is undisturbed and is not friable, and isn't likely to release fibres, however all Asbestos is dangerous even the white type. Bear in mind, that older cement sheets sometimes used Blue asbestos
