What does a house builder have to include in their builds?

Hi all,

I'm probably on totally the wrong forum for this so please accept my apologies. This is not really DIY related but hopefully you may know where to point me.

A friend asked me why the builders haven't installed a garden water tap and why they have only installed the ducting for an electrical supply to the garage (but not connected the garage to the electricity supply).

She thinks that these were standard things the builders should have done. However, I have no documentation going into the detail of what should have been installed.

I can't for the life of me find on Google useful results for: "what, by UK law, are the features a builder must add to a new build property?" ...or variations of this question.

If I haven't had features like these installed and I am legally entitled to have them installed as part of the house purchase, I'd like to exercise these rights. But I just can't seem to find anything that supports my case.

Do you know of the relevant regs that may cover this kind of enquiry?

I suspect that the answer is closer to: it doesn't have to have anything in it; but what you have the builder put in it must meet Building Regs.

I'm pretty sure the builders will have installed whatever was requested and paid for, but not whatever was not requested or not paid for. Rather like my car does not have a Bluetooth option fitted.

The might have provided the extras as chargeable options.

If, however, your friend thinks the builders or vendors are in breach of contract, she might be able to seek compensation.
 
Walls, floors, windows, doors, roof, electrics. Path to the front door.

Definitely no obligation to provide a garden water tap. New houses have to comply with building regulations and NHBC Standards if the builder is NHBC registered . Who are you buying the house from , was there any sales specification, are you just buying it 'as seen' ???

So, I can sell a plot of just mud, no walls or roof etc, and as long as I add VAT I can call it a house and flog it?

If that's the case I'll happily throw in a brass garden tap, and even a hoselock connector for free.
