Hi Can you help me with this quote guys, is it about right or excessively expensive?
My reaction was its excessively expensive but then I am not the builder pricing things up. I have some understanding coming from a Building Services background as a qualified electrician now retired.
I have a flat roof covered in felt and chippings 6.3m x 3.8m. It’s on a ground floor extension which is attached to the back of the house and has some lead flashing along its 6.3m attachment to the house.
It’s well overdue for renewal. As we want a bit of an overhang (with soffit and guttering) the new roof will be 6.3m x 4.1m. And because we want a large lantern hole and the extra overhang it is not worth keeping any of the existing timbers.
We want a new fibre glass roof.
We want a 4m x 2m opening with an upstand so I can fit the lantern. I am buying a self-build and fit lantern. We also want it to be a warm roof (advised by the council to make up for any extra heat losses).
I will do all electrics too. The lantern weighs about 242kg.
I asked the builder to do everything including dealing with the council for permission if needed and any structural calculations, I want to be free from that and make that the builders problems so that at the end I get a new warm type, fibre glass roof with a 4m x 2m opening ready for me to fit the lantern and do the electrics.
The company I got the quote from is highly rated on Checkatrade and the reviews read well.

Works to be carried out:
· Remove and dispose of old roof over kitchen including joists and plasterboards
· Build flat roof out of 7” x 2” treated timber putting in double trimmers as required leaving opening 3000mm x 1200mm flat roof lantern
· Insulate roof with 129mm warm deck, felt roof with 3 layer system
· Install lantern supplied by client
· Plasterboard ceiling then plaster
· Install white UPVC soffit and faciers
· Install new half round guttering
· Clear site of any debris
· Do any making good
Time frame approximately 4 days
Total cost of all works, labour and materials will be: £7,850.00 inclusive of VAT @20%
He has got the opening wrong,on this quote but not sure how much difference that will make. He has also stated he will fit lantern so after your comments I will go back to him about corrections in price for me fitting the lantern and the opening sizes etc.
Also I should mention we discussed whether steels wer needs with the large span of 4m but he was not worried about that and said we will sort out whether they are needed or not.
From the high rating and reviews I have every confidence that his team will do a good job but that price seems too high.
