Facias dripping a lot despite no rain.

its going to be either a plumbing issue, may even be boiler depending on where it is ( condensate).. or full gutters which one would expect to sow over time as the reservoir emptied .

Thank you. It’s stopped now. Well almost. V slow drips but it did that yesterday. I’ll see what the builder says on Friday unless it gets worse again. I’ve checked the lost again and absolutely no drips anywhere I can see. Unless the builder condensation pipe goes into the gutter??? And the gutter is blocked? Maybe a combination. It’s certainly puzzling that it stops and starts when there’s no rain so you are probably correct - perhaps linked to the hot water coming on?

I think by now it has to be an issue with your heating system.....when the system switches on, the expansion tank in the loft is filling, discharging from the overflow and causing your drips. When it turns off again, the situation returns to normal.
Do you have a copper cylinder in an airing cupboard somewhere ?

Hi.

Yes. Had the central heating done about 18 months ago. New cylinder in airing cupboard. Beginning to think you are right. So. Plumber it is!

If you fancy ascending into the loft again, I have a feeling that the water in the smaller of the two tanks in there may be warm.
I guess you aren't using the heating just now but if you are, turning the pump speed down usually helps things.
John :)

Purely for info, the water level in the expansion tank should be maintained at around a depth of 75mm, and the usual deposits of crap vacuumed away.....it's surprising what gathers in there.
The overflow pipes should be visible from the outside, and in my tundra region I also keep it lagged, even though its supposed to be dry.
Hope all goes well!
John :)

For future reference overflo pipes not to be left behind
the fascia boards when renewing fascia's and guttering.

@Burnerman you were pretty spot on. The lid of the tank had fallen in and was wedging the ball cock so the overflow tank was constantly filling up. After I had a bath it was absolutely dripping like a monsoon! The overflow pipe was also behind the facia! What a mess. The leak is at least sorted though.
Thanks again . And no charge. On a Sunday night. Some good people out there

I thought it would be the tank overflowing but didn't expect the problem to be so simple!
Either way, pleased its sorted and if the lid is fixed it may never happen again.
Plastic tanks usually have a clip on lid.
John :)

Plumber has suggested upgrading it all as I had a new system but kept the old tanks. They are v old I think and the lids are a sort of weird cardboard.

Particle board, I would think- common enough in days gone by.
Hopefully the tanks aren't the old galvanised steel ones....if they are, do have them replaced!
John :)
