Ensuite - leaving bedroom with no window

Hi,
I am buying a 3 bedroom terraced house which fronts onto a busy road with a pub outside.

The living room and 2 bedrooms are to the rear of the property, with the upstairs bathroom, downstairs cloakroom, kitchen and one bedroom to the front overlooking the busy road.

The noise should be no problem for the kitchen, bathroom and cloakroom.

The front bedroom is a decent size 3550 x 2400 with the 2400 wall having the window overlooking the road.

I was thinking of putting a small ensuite into this bedroom. It would be at front of the house (with easy access to adjacent bathroom plumbing) and have the window.

This would leave the bedroom with no window.

However, with the door open to the ensuite, natural light would be ok. I could even consider a glazed door. With the door shut any noise from the road / pub should be reduced / minimised.

Would this be ok from a building regs perspective, with fire escape via the ensuite ?
Any other thoughts ?

I would assume the ensuite would need obscure glass and building control often restrict openings on bathrooms which may affect your fire escape option. You would also likely need some kind of mechanical ventilation for the ensuite. Removal of any wall sockets.

As above.... Might make resale harder, and I agree, not a huge room as it is.
