HELPP - FTB, Survey advises new roof :/

these are machine made clay nibbed tiles.
You need to get a picture from outside overall and a zoomed in close as possible in more than one place

Sorry for the delay guys, I'll be going over this evening so will hopefully have a few better pics uploaded by tonight.
 
Got a 1930s roof with original clay tiles. Gets dusty up there, can see some daylight in places, but watertight and very well ventilated.

Not a very good photo.

If most of the tiles are original and there are no signs of damp / wet damage in the loft, then that's a good sign that the roof is strong enough and weather tight. Might not be as good as a modern roof, but probably good enough to keep you dry. That loft might need some more insulation though, doesn't look that thick form the photos. Won't cost you much to buy some rolls and roll them out though, if more is needed.

The survey did state he cannot see any signs of water ingress or rot etc. He also said the exterior condition of the tiles looked good too. He just noted some daylight and torching coming away.

I'm hoping he said what he said to just cover his own back more than it actually needing a roof. As some of the quotes I've had for a new roof are scary lol

Also, the insulation is something I would get done as soon as I've moved in, I've read its not too expensive to do either. Thanks Jonbey

Have a look in the gutters (as long as they have not been recently cleaned). If there is a lot of shale type debris, then the tiles are delaminating and will urgently need replacing.

Looks good to me too. I agree though - that is a complex and expensive roof to replace, when it does need replacing.

overall not bad, pointing to hips is failing as is ridge pointing. (some poor patch pointing has been done)
Chimneys require attention too
I wouldn't condemn the roof
