Planning permission help

I want to add an extension but my property sits on a corner, the extension would be forward of the second facing which is a highway and this is due to it being a corner property.

The actual postcode and entrance are from what I have marked as number (1)

I am just wondering if this would be permitted development or would this extension be classed as being forward of the principal elevation?


I have marked the entrances to the house in blue and put the extension in red with lines

It isnt permitted development because it is part side and part rear extension.
 
So if I left it off the side would it still need planning permission?

And which one 1 or 2 is the principal elevation?

The principle elevation is the one with the front door

You can go out 6m from that side projection, or use the neighbour consultation scheme
 
If you look at the image there are 3 doors none of which point in the direction of the number 1 on there (which is the main street postcode) so not sure how the above would work?

My worry is that due to both being highways I cannot come forward of either road from the house without planning permission?

Which one has the letter box?
 
The letterbox is facing what I have marked as number 1
Well if the letterbox is in that door, as are the numbers on that door and the doorbell on that door, and the door that visitors use to come to your house then that's the principle elevation.
 
The letterbox is on the gate as there is no door facing that way, but that is the entrance to the house, just to be 100% clear the attached image has an X where the gate is and as you can see the blue circles are where the doors are
 
Looks like a new(er) build. Check with the original planning application might give you some indication (E.g. the elevation plans) as to the principle elevation.

In this case though, it doesn't matter if Elevation 1 or Elevation 2 is the principle elevation; If it's elevation 1 you're proposing a side / rear extension, which extends towards the highway (needs PP) AND is over 50% of the width of the original property (also requires PP).

If Elevation 2 is the principle, you have a front extension which requires planning permission.

Even if it was one of the other ones, you still have a side / rear extension projecting towards the Highway which needs consent and ontop of all that I'd query wether or not the 'rear' extension element would fall within the maximum allowances under the neighbour consultation scheme (might do but havent gone into that)

Check your postcode- that nearly always determines which is the principal elevation (long thread on here somewhere)
