Hi all,

I'd like to build a small ISH garage / tool store to the side of my semi detached house, roughly (2.4m X 6m).

I've read up on planning perm and I'm comfortable that I can do it under permitted development.

My main concerns are building regs. Frustratingly if the garage is attached to the house, then BR are required.

I'm considering building the garage in the style of a lean to, but with a separate wall just slightly off the main building to sit the wall plate and joists on. Does this sound feasible? Or does anyone know of any smarter ideas. Ideally I'd like to build out of timber, but again BR doesn't allow predominantly combustible material within 1m of the boundary.

The reason I'm looking to avoid BR is 1. Delay 2.Cost 3. Hassle of having to comply with their requirements. (Obviously I will be ensuring the structure is sound regardless).

You can't just detach it but still build it next to the house. It needs to be about 3m away from the house.

The requirements are not onerous, and if you were building it properly, then you would be building a compliant garage by default.

You can build a timber frame no problem, and then just clad it internally and externally with a suitable material.

Why should you be an exception, if it requires bld regs then you need to comply :?::)
(Obviously I will be ensuring the structure is sound regardless) :!: if you don't want the hassle of complying with bldg. regs it presumably would not comply and in that case how can it be ' sound ' :?::!:
The obvious answer is to have it designed to comply with building regulations and approved under a Full Plans Submission.

I've read up and can't see anything on the gov website that stipulates that the detached building must be X distance away from the house.. the only thing I can find is that it must not be structurally reliant upon the main building, which it would not be. I suppose the same principle would apply to a shed, which falls under the same outbuilding category - there's no issue locating them near or next to the house.

I agree that BR is probably the most sensible way, I was just looking for some guidance as to whether it would be compliant, before making a decision on which way to go.

You just have it designed so that it complies with the regulations ,it's only going to be a garage/tool store anyway isn't it :!::?:
