1ft of land taken by neighbors new fence

Whatever it is, if it is a concern you have to act soonest. The more time moves on you can eventually transition to a point where the other party can 'rightfullly' claim the land to be theirs and it doesn't have to be from the ground up it can be overhanging to the gutter line. Then, the only winners are solicitors.

Depends by how much the fence was out, but I would say either the deeds were not clear or the solicitor was carp!

Was that a response to my post, Secure? If so, how wide in real life is the width of the line on the deeds? Even if drawn exactly where it should be? At 1:1250, I make a 0.5mm thick line 625 mil on the ground. Plenty of wiggle room for a row of 4" posts* and feather -edge.

Adjust your offer to take account of the loss of land. Offer the buyer the ability to restore the offer if the issue is resolved. There is no point in emailing anything to anyone as the contract of sale overrides any agent email discussions.

If the house is up for say 400K and sits on a 20 x 20 plot and is now missing a 50 sqrM strip I'd be valuing the loss at 4-8k

If it's 20m long (about 63ft ish) and missing a one foot strip, it's missing 63 sq ft, not 550 sq ft.

and this is why the buyer makes it the sellers problem or adjusts the offer. Boundary disputes are hugely expensive.
