Conservatory & building regs

I want to buy a conservatory off ebay and attach it to my house. I know I can fit one under permitted development as long as it doesn't project more than 3m from my terraced house and has its own heating system and I don't have to apply for building regs.

Is that still the case if I want to put a flat roof on it and replace the polycarb one? I was thinking 4x2 timbers OSB, PIR isulation and plasterboard. I bet that lot weighs about the same as a glass and aluminium roof.

A porch, conservatory, covered yard or covered way under 30 sq m floor area is exempt from Building Regs (except for Part P, and also requires safety glazing).
As long as there is an external grade door separating the house from the porch or conservatory, it is exempt.
You just have a large porch.
It doesn't matter what the roof is made of.

Are you sure about the roof? Check his link : https://www.nulookroof.co.uk/faqs/building-regulations/
Point.4 says "At least 75% of the roof is of a transparent or translucent material".

And in Bold it says "As a replacement solid slate or tiled roof means that 75% of the roof no longer has transparent or translucent material, then you do require a Final Certificate under building regulations".

75% to roof no longer applies and its been replaced with substantially glazed (structure overall not roof)
