Damp chimney breast, survey?

what do you mean?


the flues have been left open in the remains of the chimney breast in the loft - they have not been capped therefore they are wide open vents so to speak.

c/stack pointing, flashing & flaunching are all simple to repair - dropping stacks should be a very last resort.

If you can afford an independent surveyor i would suggest that. I have issues with damp and I've got roofers quoting to fix the roof, the stack etc and damp proofing companies quoting to remove plaster, inject the walls, add a membrane in the wall and then a new plaster. It's impossible to trust them as they want to sell
 
I would also agree with capping the chimney. But make sure they use a cap which allows ventilation
