Sarnafil roof fitters - Advice on water leak between house/upstand

Hi there,
I’m getting water leaking in through where my flat roof meets the house wall. It is a sarnafil roof coating with an upstand at the house wall with cement as a seal between the two.

I’m getting conflicting views from two different roofers. One wants to take out the cement and seal with mastic instead. The other thinks we should have lead fitted between the wall and upstand.

Does any sarnafil fitters know how it should be sealed between the upstand/wall?

Any advice would be gratefully appreciated.

Cheers

It looks like an exposed gable end.

Did they recommend a cavity tray....assuming its a cavity wall

that roof cover installation looks well rough.

they didn't use a grinder to cut the chase for the cover flashing - they smashed the render off and codged patches back. it needs to be done again.
the cover flashing should drop/come down about 100mm from the chase to cover the upstand.

when upstands or cover flashing are sealed into the chase - sand and cement is not a good long term seal. it needs re-doing.
read up/search on here for info on how it should be done.

the inside corner has presumably been leaking - hence the gunk?
whats the rest of the roof like?

how about thinking of getting the roof done again by people who know what they are doing?

I don’t know if there is still a guarantee on the roof, would Sarnafil know? I only moved in 2 years ago. No mention of a cavity tray by either roofer.

Bobasd; the roof is in quite good condition with no Visible seals broken. The gunk looks like original sealant rather than to cover a previous leak but I could be wrong, I’ll have another look to see if this could be the issue. What type of sealant would I use if there was a leak here? Is there a special mastic? Also, have they just fixed an upstand against the wall, knocked off the render above it then put a new coat of mortar between the broken render and upstand without chasing a flashing into the wall?

Dumb question alert, what do I search for on here to find out how this should be done properly?

Thanks everyone for the advice, it seems a minefield.

Where exactly is it leaking inside, it could be the lack of a cavity tray....especially after heavy driving rain.

It's leaking into the porch rather than the house. There is T&G on the porch roof so I can only see the water running through the timber edging between the porch ceiling & outside house wall. It doesn't always leak when it rains, so I'm assuming it's the direction the rain falls.

Could I remove the current mortar above the upstand and replace with new mortar or a specific mastic? If it works, would this mean I need something more permanent to replace it eg lead flashing chased into the wall?

At the moment this might help with the conflicting advice from local roofer.
Cheers

It may be nothing to do with the flashing if it only comes in after prolonged periods of rain.
That's why cavity trays have been mentioned.
