Damage to roof by neighbours builder

Hey,

Me and my neighbours' flat garage roof recently started to leak. On our side it was only a small amount down the middle, on her side it was apparently everywhere, so it was clear her roof had failed and she got it fixed.

I took photos of the join before they started work and you can clearly see her roof (which was put on after ours) was about 12 inches over our felt and was cracking.

She has now had hers done and long story short the 12 inch overlap is no more. The overlap is right down the middle. Our roof is now leaking more and above the leak you can actually see the felt has been ripped off our roof where there was an overlap before. The pictures I have clearly show this in a before and after.

So it seems clear he has ripped off the felt from her side and damaged our roof.

I contacted him and he says our roof is in a ‘bad state of repair’ and has refused to deal with it.

I’m not really sure what to do now? Should I just get it fixed and move on? Or is it worth trying to peruse him to fix it?

Talk to your neighbour about it, it is her that is responsible for her employees.

From searching online it would appear to be the builders responsibility as he is the one who has damaged our roof?

I'm surprised that if he was a quality roofer that he'd take on a job like that. Your neighbour and yourself should have arrived at an agreement to have the whole roof recovered as one job. I'm my opinion there'll always be problems with that roof on one side of other if not the whole roof. Now it will cost a lot more to correct, sorry.

I 100% agree. We actually said we would of had it done as one if we got more quotes, but she insisted she only wanted this guy to do it (family connection) and his price was very high (at least for us), he also didn’t even go up to look when he came.
 
Tell them to sort iit out. If they don't, you could issue a county court claim against the neighbour (not the builder), or get yours done and then leave a gap on the boundary so that their roof leaks, and when they come around and complain you say "ah-ha".
 
a colleague once did one of a pair of garages.. a quality job too... of course the nob next door says his started leaking ..when in fact it was knackered anyway..

Its horrible doing work which abuts existing which is not being replaced -esp felt which when knackered cant really be repaired.

I think your advice "never do one of a pair" is spot on.
