63 flats in block, mains insufficient, is a pump the answer?

I'll print the notices out myself at work, put them through the letterboxes of the other flats and get the plumber to turn the water off. It's a gate valve in a man-hole, when I last saw it operated the chap used a tool made from a length of scaffold that had had the end squared off.

Then we have a problem, for sure. I imagine the plumber would have some ideas.

The chap whom the managing agent asks to turn the water on and off is going to be on-site at the same time that my plumber is here, so can supervise. I've told him exactly what we're planning - he's also somewhat taken aback at the email charge, so understands why we're doing what we're doing.

If you want to make sure you cover your a$$, print your leaflets and post them 1 week before and give them your contact details. Ask them to check for or raise any current/ongoing issues with their individual supplies or outlets or if there are any special requirements - medical, etc, for water.

Not sure about legally these days, but at least for insurance, you will have to have a plumber onsite and ensure that the residents notify you/the plumber if there are any impacts when the water is re-instated, so it can be sorted .... that will probably the issue the management company has, if they hold the buildings insurance or if there were any personal claims.

Asking residents for current issues or special requirements also covers you to a degree.

Sorry havent heard the complete thread, but if you are looking to replace the stop cock in your own property, can you not employ a plumber who has and is happy to use a freezer kit ?

What's he going to do- post them all recorded delivery? I'd suggest go the Emergency route but from the sound of it this tit will find a way to punish you financially....book the date, pay the blackmail money to Mr Tit (get a receipt) then start looking at how to get rid of him. And make sure you check the accounts at the next AGM- see if the payment and any disbursements appear in the books

Fit one of these with a break tank if you have spare space

Mr. tit aka managing agent is charging £3.50 per flat ( including yours ) for the letter .... on their headed paper? from their office, recorded delivery ? In London - and sending a guy to turn on/off the valve in the drive? good value for London imho. And they carry the can.
