Hi

Im letting a house out. The tenants dont ventilate the property/drying clothes inside etc... The walls are dripping with condensation and black mold everywhere.

Other than their health (which Ive told them Im concerned about!) what damage realistically can black mold and heavy condensation do? The place will need repainting. But other than that, what other damage can it do? (rot joists maybe?).

Thanks

no, it wont rot joists.
read the NHS advice on dealing with mould and condensation.
major effects are:
1. health.
2. appearance.
3. degrading of all decorated surfaces
4. degrading sometimes of soft surfaces.
5. heavy condensation will eventually begin to rot wood window frames etc.

Positive ventilation wired on a circuit they cannot easily switch-off or disconnect.

Thanks guys.

I noticed some 'bubbling' of paint on window sills and obviously dark damp patches on the plaster.

If its just decorated surfaces that are affected then Ill keep their deposit. (Ill obviously get a quote to redecorate, and tell them that this is my intention unless they sort it themselves).

They have 6 months left on the agreement, so Ill probably not renew it. In the meantime hopefully the weather will get a bit warmer and theyll start opening the windows and get some ventilation going.

"bubbling paint and dark damp patches" around windows can be more typically due to some kind of penetrating damp rather than condensation.

why not post a pic?

I think Ill ask for an inspection of the property and take photos of the 'problem areas', and see what you guys think. Thanks
