Extension on top of garage

I would like to know do i need planning permission to build a second floor bedroom with ensuite on top of my garage or is rear corner of my garage to close to my boundary line

Definitely needs planning permission.

Quite likely that you will need to demolish and rebuild the garage too as they often have thin walls and inadequate foundations. You will need to dig some trial holes to check foundations.

Each council has their own planning permission guidelines on what they will allow so look for them on line or call the planning office
 
Usual comments but get somebody to prepare architectural drawings and submit a planning application and ,if approved , a Full Plans Submission for building regulations approval.

Council policy where I am is you have to build 1m from the boundary at 1st floor level.

My neighbour applied and was approved to go to the boundary. I then followed and have noticed a few others as well which were all approved.

Councils have their policies but it doesn't mean they stick to them.
 
I have found old plans from the previous owner that he had done so im guessing maybe he got refused i will have to look into it more
