Shed?

Hi, my neighbour is a down right penny pinching bodger and I intend to move far away from him as soon as possible. He turned his 3 bed semi into a 6 bed and have filled it with numerous family units, from his family. Noise is 24/7 but not excessively loud. We are amicable because my job is in law enforcement and I don't want the idiot causing me more trouble. That's the back drop.
So he has already slabbed 300sqm of garden and now is building something he describes as a shed. As he has no garden I'm not sure what he intends to use this shed for other than another family to live in illegally! The shed is massive, 30' by 16' and just over the permitted 2.5m height for the eaves, I'm assuming he is doing a flat roof. Can I get someone's thoughts on if, and on what grounds, I should be discussing this hideously poorly build 'shed' with Dudley council.
I'm struggling with uploading an image....

Its 2.5 metres max within 2 metres of the boundary and max 3metres if the roof is a single pitch,
You should call the council to report a possible breach of planning rules.
Note that the above heights are for Class E developments only.

Well it's about 1' from the boundary on the sides and forms the boundary at the back (not mine thankfully). Without the roof I believe it to be 2.6m high. Any idea what the council are likely to do?
 
Tell them to stop and apply for planning permission and get Building Control involved asap. Assuming they haven't had BC or the planning department involved so far that is.

Someone on my road found themselves in a similar situation. The neighbour's garage flat roof was about 60cm taller than it should have been. The man from the council turned up during construction, confirmed that it was too high given that planning permission hadn't been applied for, shrugged and declared that he would only have taken action if it had been more than 100cm too high.

I guess he didn't want to put the homeowner to the expense of complying with the regs...
 
dont get into a dispute as you will have to declare this assuming you are selling
 
As above, max height for the entire structure (not the eaves) is 2500 if its within 2000 of a boundary so planning is required
Plus building regs required for that size.
And yeah thats going to be a bedsit for sure :)
 
More specifically, nothing within 2metres of the boundary may be more than 2.5 metres high.

I had a wee discussion with planning about my BBQ hut. This has a sloping roof. At 2 metres from the fences, none of the hut structure is more than 2.5metres high. So I was given the OK.

You were lucky, the actual rule is that if any of the structure is within 2m of the boundary the whole structure must be under 2.5m otherwise you require planning permission.
 
What you pratting about at just send the photo to the planning department and ask for confirmation that it is in accordance with planning/building reg requirements
