Hi All, looking for general advice on what our neighbors have done with their property. Recently a large(approx 4m x 3m ) shed has been erected on their driveway, we did not realise it at the time but it has now been fitted out as a barber shop. It has running water, electricity, insulation and decoration inside.

The drive it is situated on is not on a public highway.

I fully appreciate that one can run a business from home, but can you put up new building for that purpose ? I ask as it potentially affects the value of my property as it looks horrible and is fully in view from my house.

Possibly something I just have to get used to but very interested if there should have been any planning permission sought that I could then query ?

Cheers

A business can be run from inside a domestic residence provided that the business does not create large numbers of visitors and/or parking that affects neighbouring houses.

I have no issue with the running of a properly licenced business,

The granting of a licence should take into account the effect the business will have on neighbours.

The drive it is situated on is not on a public highway.

If there is a area between the public highway and the start of the driveway then the owner/ management of that area may be able to object to commercial traffic crossing the area.

Any outbuilding forward or the principal elevation would require formal PP, as @big-all has touched upon. It may be the case they ‘thought’ they could erect it without PP but is unfortunately not the case. Get in contact with your Planning department as they would look to get in contact with the applicant and either request an application is submitted or the outbuilding removed.

Using the outbuilding to run a business can also open up issues for them of which Planning may look to first initiate. That is of course unless they have applied and given approval to do so already.

Thank you all, much appreciated. I will talk to the neighbor to see what they are thinking of doing planning wise

There are issues to be dealt with by several different parts of the local council - planning, building control, environmental services, highways, revenue.

Contact them all not just one, and don't let just one department say they will liaise with the others.
