Hi all

Last week we had an extreme rain downpour and the new extension we put in two year ago came very close to having water comming into the air vents (which allow air for the wooden floor in original part of the house)

It wasnt comming into the house but we were about 2cm away from it coming in the vents

This was an extreme event and Ive never seen it that wet here but it has confirmed that I need to put a bit of extra drainage to help out just in case

Ive thought about a french drain / and or aco drain and connecting that up to the existing pipework for the rain off the roof - which eventually connects to a combined sewer

So with regards to the aco drain - I was thinking about laying a strip near the bifold doors we have at the back - The aco drains wont be seen I hope anyway as we are possibly putting in composite decking at some point so it will be hidden under that

If I wanted to connect up to a gulley pot do you bascially cut a notch out of the gulley for the aco drain to sit in??
Ive had a look at neighbours and they done that essentially - chipped away at the clay pot and formed a cement edge if that makes sense

Thanks just wanted to check

Is this a patio? Aco drain will be quite intrusive to fit, what’s the slope of the patio, where’s it draining off to? If it stopped short of the air bricks by 20mm is that because it was draining off elsewhere?

Lol, there are few domestic drains that didn't get overwhelmed in the recent storms. You would need road sized gullies coupled to 150mm (min) drains in order to shift the amounts of water we had. At no point can the drains have a 'pinch-point' else the system falls down.

It costs a lot of money and will look industrial to cater for the odd Biblical storm. You can mitigate by fitting gullies at the bottom of RWP's instead of bends and fit them more frequently. French drains will be useless against such a storm and they have a lifespan.

If it went in the airbricks it should, in theory, have run along the pipe/ducting and under the suspended floor where it would not normally do any harm in a one off situation.

Thanks all yes if it came in the vents it would be directed to the suspended floor - it was no where near the main threshold

We are on a hill maybe halfway down and Ive never seen it like that - made the local news - so yes it was freak event

The ground we are on is heavy clay - takes ages to drain away - ages

The ground outside of the bifold doors is unfinished at the moment - as there is a step down to this ground level from the bifolds I was planning on putting composite decking down - I cant really do much else to be honest (well I dont think anyway)

But yes in the mean time I thought we could put aco drains and connect it to the existing rainwater pots from the downpipes

This aco drain would then be hidden under the decking so you wouldnt see it anyway

Aco drain is pointless anyway, how would you unblock it if you can’t access it?
Just make sure, whatever base is under the decking, has some route to a drain or run off somewhere, but don’t put any gulleys where you can’t access them
