Just fort id give you all a update i received this today and have a couple Questions


Dear Sir/Madam,
Re: Erection of two storey rear extension to facilitate additional living accommodation
I can advise that overall the proposed development appears acceptable in principle, however in terms of the proposed first floor windows along the rear elevation, as there would be only a 6 metre distance to the common it would not meet the minimum privacy distance required.
To mitigate this issue, I would advise the windows are removed from this location and either into the side elevation facing Ogden Lane, or in the roof elevation, or both if more light would be required..
We can agree a date for further assessment of the amendment, so let me know and we can discuss it.

1.Do you think i have good chance being accepted in your personal opinion

2.in my personal opinion i am not keen on what shes suggesting. as think it would look rather daft with no windows upstairs or am i looking at the picture wrong i like the idea off the velux windows for more light but would the rear off my property look a bit off a eye sore.

any input is greatly appreciated

If it contravenes policy then it won't be approved.

Change the glass to obscure, remove opening lights, or alter to high level windows.

Or chance it, and appeal if necessary.
 
Any changes made to those windows would result in you having to provide a protected staircase. Unless you can provide the ‘escape’ window to the side facing the road?

What is your LPA’s policy on min. privacy distance as there could be scope to pull in the first floor rear wall to suit?

I’m happy with what there suggesting but fort it would look a little odd think I might change the roof to a hip rather than apex so it’s less brickwork
 
That being a personal preference as opposed to being requested by Planning as it doesn’t overcome their privacy concerns. Although with a gable roof, you could potentially vault it and install rooflights to each side roof plane for that feel of extra space.
 
Well my mate who was doing my drawings has got back to me with what the planning officer has asked and I hate the looks anyone got any ideas how to make the outside look less as a eyesore

You may be allowed windows but they may have to be obscured and have no openings below 1.7m above floor level. Or have high level windows and providing the cill or opening is not less than 1.7m, then the LPA may allow the windows to be clear glazed. Your other option is to pull in the first floor rear wall to meet the LPA’s privacy concerns. But that would depend on how much set/pull back would be required as it would in turn reduce your Bedroom space.
 
yeh i have sent her the new proposed plans and asked if i could have obscured glass or high level windows. where only extended 3 meters out and i think its minimum off 7 meters. so it would be good meter or so we would have to pull it in and wouldn't be great bedroom size.

Sometimes i think moving would be a better option but we love it here and our neighbour is Spot on
 
If you were more concerned about the vast amount of brickwork as opposed to any additional light or ventilation, you could look to install some false/fake windows. So they’d give the appearance of a window externally but covered over internally.
 
Yeh not a bad idea that I’ve sent her my new drawings and asked her few questions regarding any forms windows in the rear first floor elevation
I did say if not I was happy to proceed with drawings
but I got this in response

Thank you for the information.

I consider the updated plan with a window facing Ogden Lane and windows in the roof elevation acceptable and will proceed with my recommendations in support of the application on this basis.
