We have lived in a semi detached house for about 34 years. Our attached neighbour for longer. 10 years or so ago they built a conservatory as seen in the picture. As you can see there is very little wall between us. I was wondering if we wanted to build a conservatory what are the options? There would be nowhere for a fence and little access to the drain if there is one, I can't see. Any information would be good. I don't think planning permission was needed for them or needed for us. Not sure of the rules and regulations. Also looking for information if we decided to move house. Could there be issues selling?

Could you not just mirror their conservatory and therefore retain the fence? Their rainwater pipe could also be retained. Or if they feel access thereafter may be an issue, potential to re-locate the rainwater pipe towards the rear of the conservatory?

The PD rules for a conservatory are the same as if it was an extension...

The conservatory could also be exempt from BR’s...

Thanks for the reply. Realistically I think we would be more likely to move than extend. I was enquiring more about the legality of their extension in respect of issues when selling. If the extension is legit then I'm fine with that. I didn't think they could be that close to a boundary because of the fact I could build the same making work on the drain(if there is one) very difficult.

What’s happened on their land isn’t anything to do with you or the sale of your property.

If their conservatory required BR’s, then there be fire resisting/spread of flame concerns. But the chances are it is exempt and it’s also as you say been there a good number of years too.

My first question is, who owns the fence and was it moved? Very odd for a fence between semi-detached houses to not be in the centre. Did they move it to make space for their conservatory?

Thanks for the reply. Makes sense

Good point about the fence. It's ours and replaced the old fence about 16 years ago. It's probably not smack on the border, I'm not sure. I think the pipe is more likely on the border line and the fence was conveniently fitted to one side. I'm not sure it would make any difference to the situation if they are allowed to build up to the edge of their property anyway. Thanks for the reply

Take out fence, build close to their structure, your windows next the theirs should be frosted.
