Hi, we have a render crack across front wall of our house at the level of the first floor window sill, probably caused as they smashed replacement windows in 20 years ago.

I've had an eye-watering quote with what looks like "proper job" process.... "Cut channel along wall either side of the crack and break out till channel is back to brick. Channel will be approx. 600 millimetres by a total of 6.5 metres."

The crack has been the same for over 7 years since before we moved in.

Is there an alternative please, which isn't a botch either?

Thanks, Terry

The draw back of the proposed repair will be an Eye Sore for ever??

I'll take picture of similar repair we had to have done on rear of house when we moved in. It's not perfect by any means, but wasnt a huge price either.

Repair to back of house, not perfect, but was cheap and hasn't cracked further

chalkywhite, good evening again.

Odd sort of a crack?

It is almost like the render crack is cracking where there is a difference of materials, IE. Say, brick work from ground up then [say] breeze block above, the differential thermal properties of each material could?? occasion such a crack, as stated, a horizontal crack is Odd.

Another possibility is that the crack lines in your last images posted could be something to do with the first floor level where the first floor "Structure" is shall i call it expanding?? OK a bit of a long shot?

Can I ask, are there any other similar properties around yours? if so do they display similar issues??

Ken.

Hi Ken, six houses the same, ours only with this cracking. I believe the cracks started just after double glazing was installed, before we moved in. Thanks

is it just a crack or has the render also blown around it.
to be honest it looks like a shocker from day one.
There is no cheap answer.

Hi benny, from this photo it looks like the hairline cracks above and below suggest blown either side?
Thanks, Terry
