rotating boot lintel - replace/ repair?

Hi

Buying a new property and the surveyor has highlighted cracks surrounding the soldier bricks which from my limited research seem to suggest the boot lintel has rotated. From the photo, can anyone advise whether this would be a case of renewing the lintel or patching up the mortar work? Cheers

What's the age of the house and have the original windows been replaced with UPVC?

If so, i suspect you have no lintel and the brickwork was supported by the original window frame. The UPVC isn't structural, hence the brickwork dropping.
 
Hi, I think it was built in the 1950s and yes, the owner has installed upvc windows. Based on what you said, how big a job is that likely to be?
 
There isn't a boot lintol and almost certainly any other type of lintol either.

It means a lintel is required above each window. Can't give you an accurate estimate i'm afraid.
 
You'll tend to find that there is a concrete lintel internally, but those soldiers were resting in the old frames so it's just the outer bricks that have dropped. Not boot lintel rotation - they don't, can't rotate.

It will need a tray lintel fitted to the external skin only. And potentially the same for all other similar openings.
