Hi all I'm new here so please go easy.
Looking to extend my semi
Local information the supplement planning documents says I'm within a green belt area . Normally you can extend 50% of the original house size. But I read in a green belt area this is 30% of the original house size.
Which would really liimit my options on room size ect .could anyone give some advice
South Staffordshire council area

Thanks in advance

Hi Any examples.of extensions allowed under permitted development and max sizes for extending a semi detached
Also can you combine the rear and side extension rules of permitted development together to get the maximum sized extension possible ( single.and double. )
Many thanks

Different LPA’s have different rules on percentage uplift. Some also take a disproportionate view as opposed to stated figures. Check your LPA’s guidance on what they consider acceptable development within the Green Belt. Also see what others have done and been able to get away with.

All you need to know is on the Planning Portal. Use that in conjunction with the Technical Guidance.

Google "permitted development loopholes ppt" - its a useful guide on how to take the p*as and fall out with your neighbours.

Mine is 50% but a day spent surfing the LA planning website made it clear that this is just a starting point for negotiation.

Because its measured by floor area there are various arguments that some enlargements don't result in a corresponding increase in bulk.
