Building an extension with public sewer in front garden

Is it possible? I'm aware of the 3m rule but it may be a little closer than that and want to see what options there is around it. Plans etc below.

Assuming your property is no. 18, what is it you’re wanting to build... a porch to the front, front extension, side extension?

Its a house that we're in the process of buying and just had the drainage search back.

We considered extending out the back way or potentially to the side. Absolutely norhing decided but just wanted to know our options before completing the purchase and paying a price for a extendable plot...

Anything to the rear will be ok in terms of the Build Over Agreement. Anything to the side will also be ok providing the proposal is not within 3m of the sewer. Even if it is within 3m, a BOA is a relatively simple process and in 99% of situations, approval is normally granted. Building a BR exempt porch to the front would bypass the BOA process. Building an extension to the front would require a BOA and as mentioned, would normally be granted subject to the correct clearance and bridging over, etc...

Thanks really appreciate the help, we just weren't sure on the process if we infringed closer than 3m to the sewer but sounds like there may well be a way to work it out with them directly if it came to it.

We think going out the back maybe better and kill the 'dead zone'. That Will hopefully have enough space for us! Just the odd shape concerned us so looked at all options

Unless your rear extension will include some angled walls, you’re not going to be eliminate all that ‘dead space’.

I've been told to reject a B reg app as there was an inspection chamber with a change of direction under an extension of a terraced property, it was actually next door: 300mm dia sewer right under an extension that should have been 4m away: spent an hour on site looking for an inspection chamber that was 5m away from where plotted to name but a few.
 
It took ages to get a sewer map when we added a downstairs shower/WC and there was no sign of a chamber on her property, middle of the 3 shown. Eventually we got one from the developers which showed the green on left. We eventually found the chamber under the utility room tiled floor in the extention and established with the neighbours and water authority's help what's shown in red. Note the red circle in the road, the chamber was there all along but nothing connected to it

A drain camera always finds hidden manholes. ;)

That was how we found my daughters chamber. water guys at first thought the system ran in the other direction as this was the rough layout of chamber 1:

initially they rodded from 1 and it went straight through 2 to chamber 3 and lifting that saw it was the end of the line, then we found chamber 4 in the garden behind and rodded till it stopped dead in chamber 2, then used the camera from 1 and found 2.
The whole thing was confused by the overlay of the surface water system something like the blue which also bore no relation to the plan.
