Electric CH and DHW

I don't think you have said what model your current gas boiler is and what is the problem with it.

Assuming it can still be repaired, then even if it's old and inefficient it will still be cheaper to run than using electricity.

How on earth was that awning put up with a whole row of gas boilers discharging under it?
 
The boiler is a Vaillant Thermocompact. It was discontinued a while ago but it's been working fine so it wasn't a problem. Unfortunately parts are now tricky to get hold of and BG has put it on their reduced service list as they can't get parts for it so it's probably time to change.

I think the awning was put up before the rules changed, they were going to put them on the other blocks but the work was never done so I assume the rule change came in sometime after ours was done.

If I do end up having to go electric will I need to have the place re-wired with a "3-phase supply", or are there things out there that will work off a normal plug socket?

For most of the options suggested, the answer is “neither”; they will not plug in to a normal,socket, but they will connect to your existing fuse box without needing to upgrade it to 3-phase. (3-phase is normal only in commercial/industrial premises.)

But I think you still still hope that someone can work out how to install a gas boiler.
 
Deep down I'd love to put in another gas boiler. Anybody have any suggestions that might work?

Failing that, is electric my only option or are there other things worth having a looking at. I had a look on the Heatrae Sadia Electromax boiler, seems like a decent unit, anybody have any experience of this?
 
I would be getting on to the LA that fitted that awning, the rules havent changed, they made your boiler non-compliant by fitting that tell them to get it sorted or contact Gas safe they might be able to give some weight to help get it sorted out , why should you have to pay for them not knowing what they are doing
 
I wonder if a solution might be to add a 90 deg angle on the flue and then vertically up through the glass of the canopy? I agree the LA ought to resolve and pay for a solution to a problem they have caused.

nope that cant be done for a few reasons

It never changed, it was in the boilers manufacturers instructions, if it was compliant when installed , and the LA has fitted that awning against those instructions , then they are liable to correct it
 
Anybody know where online I can find a diagram or a description of the minimum distance from the flue vertically up to the awning to be Gas Safe?
