Building survey or not?

Is the building survey rics level 2 or 3 worth it?

What are your views and or reviews :)

Depends how much you know about what to look for in the age of house you are looking at.

They (in my experience) highlight a lot as an arse covering excercise. Then again, maybe not.

A friend ftb negotiated the cost of a new roof off the back of the survey. Ditto cost of removing asbestos gutters.

My recent surveyor missed some things and informed me of things I didnt consider.

If it was me, for the cost of the "full survey" as a proportion to house value is worth it.

However, as @foxhole said, I'd also value the opinion of an experienced builder. A lot of surveys (so I hear) can be copy pastas...
 
I may have mentioned this before, when we sold our old house, the purchaser had the cheapest mortgage valuation survey done, didn't want to wast the money on a major survey if they couldn't get a mortgage. Surveyor turned up, did some poking about, damp meter, head in the loft , then down the drain, seemed happy enough and off he went. A few weeks later, purchaser wanted a full survey done, obviously mortgage co satisfied, so she shelled out for "the full Monty". Surveyor turns up, looks at me and says "I was here recently". Yes, I said. " Oh well, no need to come in" he said, and off he went. We did sell the house.

Thats what I was wondering as the house im buying is 20k less than a house sold 2 doors up im just worried about damage I have noticed that I put in another thread

And am hearing conflicting advise with regards to surveys mainly being they can't do much but see what you see as I have had a carpenter look at it, and a builder who mentioned issues with outside worrying but not sure if he is being over the top.

Thats surprising about the survey we have had a mortgage approved and a valuation done of the house does that mean that the valuator went inside and actually checked the property and roof? As I've heard they look online or just drive by the property

Valuation for mortgage and a survey are entirely different, done for entirely different reasons.
 
Yeah, that kind of survey is very basic and they're just looking to check that they will get their money back if they have to repossess.
 
I'm debating what to do as I am buying a terraced house but am worried about weither to get a level 2 or 3 rics survey as I have a good builder friend who I have known for years investigating the property and roof to give advice im debating on just getting quotes on repairs he found as house is vacant so can see all the issues and have got the house 20k less than one sold two doors up in the same block of houses so appreciate the damage I can see what would you suggest thanks for your time

Where is the property ? Someone posted a few weeks ago about a place they were thinking of buying, riddled with all sorts of problems, but cheap. Turns out it was on an old mine, so if it is in an area known for mining, a better survey would be recommended.
 
My daughter is just on with buying a ‘doer upper’. She had the mortgage survey today but isn’t bothering either the other one because we had a good look around and know most stuff is getting ripped out anyway.

She was quoted £800 for a further survey.
 
The house is in plymouth in the middle of the city so dont think any mines are there as its a terraced property

And ian thats my logic tbh I have friends who are trades men are looking around im just concerned about thinks I can see as the property is vacant and can see everything

I'm reassured it just wear and tear bad pointing and brickwork and the likes I know windows will need replacing at some point
