Old Boiler Does It Need Replacing

My neighbour lives in rented accommodation and was wondering if this boiler is old enough and should be replaced by her LL?

It looks like it is 13 years old or more but does work ok

Its a microgenus 23 MFFi if that helps

Looks rough but if it works fine, why should it be replaced? If it was my own. I would. If I was a Landlord and it was working, I wouldn’t. Pressure needs topping up by the look of it.
 
As long as it's serviced yearly by a Gas Safe engineer, and a certificate issued - it should be fine.
 
Why would a landlord change a working boiler , unless it was under some kind of scheme ?

if it works and is regularly serviced then why would the landlord change it?

i seem to remember you complaining about the cost of installing a boiler very recently, and so why would a landlord spend money when they dont have to?

could do with a clean on the outside, bit minging.
 
The manuals and parts availability is excellent for that model...but they tend to be rough installations.
They have a few simple design faults but other than that are ok.
Probably dates from the early 2000s.
If it's safe then keep it.
 
A mate of mine, a currently out of work black cab driver, is doing a bit of work for his son-in-law. Minor maintenance jobs on tenanted flats. He works for an agent that does work for landlords. He had just replaced 7 cracked tiles on a bathroom floor. He said there was probably only 15 tiles in total and the new ones were a bad colour match but he said the landlords only replace the bare minimum of things and only then, when the tenant complains. Oh, he also said there is zero quality control either!
 
Looks like tenant needs to clean the outside of this one ! Or is that down to the landlord as well ?
(I am neither ).
 
Ha ha god am I dim I looked at the title and thought it said oil boiler does it need replacing I’ll put my glasses on next time. Bob
