Conservatory built over sewer pipe....

My lean to conservatory was built 24 years ago. It was built over a sewer pipe which is approx 1 metre deep, the inspection cover/access to the sewer is approx 1 metre away from the conservatory. This pipe is parallel to the back of my property and also appears to serve the property’s either side of me. Just wondering if this will cause an issue when I come to sell. I know there are new rules in force ref building over a sewer which I believe came into force in 2011 where private sewers changed ownership from property owner to water company therefore becoming public sewers.

24 years? put it on the market and find out. what one buyer wouldn’t see as a problem another buyer will make a fuss about.

24 years is so far back that no-one cares. Unless you start drawing attention to everything.....
 
But would it be an issue as it was built before the overbuild rules were introduced in 2011..

If it was a private drain at the time of construction this cannot be applied retrospectively, however it may have been an adopted public sewer at the time the work was carried out, you will need to check with your water co.

The only way to be 100% sure is to check its was not plotted on the sewer map. If your property was constructed pre '36 then it will almost certainly have been classed as a public sewer.
 
If the buyer was bothered they could get it CCTV’d. It’s good that the manhole is outside.

Property was built 1956.
 
The recommended procedure is to forget all about it and tick "not known" on the house information sheet.
