Sorry to be a pain again guys

I’ve had planning accepted on my house for double story extension as pictured they would not accept upstairs windows facing the rear as it over looks the property behind me. As you can see it’s not the nice looking from the rear but it is what it is. Anyways my questions are

1. Can I change the design off the roof to a hip roof so not got big apex on the back

2. We like the idea of rendering our whole house can I use block work for the build or does it have to be like for like.

Or would it have to go back to planning thank you

You need to ask the planners what they will need you to do. It might be a full application or might not. No one will know except your planners.

Perfect I will email the the planning officer who I was corresponding with regarding the windows etc

A hipped roof would restrict the size and position of your rooflights. With the current gable design, it does mean you can vault the internal space, which will in turn make the space feel a lot bigger. A hipped roof should be no issue with Planning as it’s less bulk.

Render may be accepted, but only the LPA would be able to confirm that.

Whatever changes you’re proposing would normally have to be dealt with via one of two ways... a revised Householder application of which you may be entitled to a free go or a Variation of Condition application, which will attract a fee. Both applications can take up to 8 weeks to be determined.

Thank you for your reply didn’t think about the roof light to be honest I will just have to try design something so it don’t look odd with no windows

You could break up the slabby look on the gable end by building in a bricked up window - just a panel of bricks recessed 20mm.

Yeh they would not let me put any form windows in the rear as it’s only 6 meters away from the garden behind me my garden only 9 meters long I asked could I put frosted also asked could I put in high windows like the pic but the planning officer would only accept window on the gable looking out to the road and velux windows
