Advice on planning?

Hi all,

Where do I even start with knowing if I need permission and what regs I need to follow etc? There is a ton of information online but a lot of it relies on terms that aren't well defined, with lots of grey areas and raising more questions!

I'll add as much info as I can here and hopefully someone can advise!

I want to build a lean-to shed, that spans the complete length of the house on one side, from front elevation to rear elevation, it can be up to about 2.4m tall and have a single sloped roof away from the house.

It will butt up to the boundary of my plot and close to the fence. Other side of the fence is a public footpath and road - if that matters.

I don't know what best kind of base to get or what material to make the walls and roof from, and I think this will be guided by the regs so I don't want to plan too much in to a concrete base, wooden frame with OSB and T&G if I can't do it like that, if you know what I mean.

Also to complicate things, I have a gas meter on this wall which I want to pay to have moved to the face of the shed wall so I guess it must meet certain regs from that point of view. This is in red on the plan. I understand I have to contact the gas transporter and have them arrange and complete the work and it could be well over a grand, but If I don't do it, it reduces the size of this space by over a third as I can't have the meter inside, I believe!

I've attached a couple pictures I've drawn to try and illustrate.

So really - where do I go from here? Where do I get a final "yes you can do this", "yes you can do this, but it has to be with this type of material" or "no, that isn't allowed"? Once I'm passed this point, I can start getting planning the materials and order of work needed to be completed.

I have read these pages already as I say, they raise more questions than they answer! Is it an outbuilding? It's attached to the house, so it's not really a building in its own right.. is it then an extension? That is a totally different ballpark planning and regulation wise :/

My reading of it suggests you are in the clear, with both planning and building regs if it is a carport style of lean to structure, less than 30 square meters in area and you are not in a special conservation area, plus nothing in your deeds preventing you. What is the intended use?

I think you will need to consider additional guttering and drainage, I doubt it would be acceptable to discharge straight from the roof, onto a public area.

For the roof, I would avoid the plastic corrugated or double wall plastic clear material, it tends to degrade with the sun, and will become unbearably hot in the sun. The modern box section galv and painted steel replacement for corrugated steel is good, and can be had in insulated versions to limit the heat. Similar might work for the walls, but in a different colour, but you will need some windows for natural light.

@clocKwize Nowhere on the thread have you mentioned the proposed size hence referring you to the PP website.

it will have doors at both ends, not open like a carport, I'm not sure of an exact definition for a carport.. intended use would just be garage storage - bikes, tools, freezer, lawn mower, etc.

Yes I would have guttering joining another section of guttering and going the same way.

I'm thinking maybe OSB and felt like a shed or something similar. Not really researched it much yet though!

Apologies, thought I'd mentioned it was roughly 28m2 externally. I wasn't being rude. Just meant I have looked at these and still have many questions!

As far as B Regs goes this will not be exempt as it is not detached.
The elevation on the boundary will require 30 minutes fire resistance to both sides. The external elevation will also require class 1 (in old money) surface spread of flame. If using timber T&G this will most likely need treating with an intumescent coating. Please note I have assumed you do not border with a road or path.
