Leaking at abutment despite new roof/flashing

Have had a leak at the abutment join with the neighbours for some time now. We are stepped down from them and it appears the issue has existed for quite some time as plenty of bodges to try and fix it have been found.

We decided to get a new roof eventually as it was looking tired anyway but the problem still exists and the roofer is saying it’s nothing to do with him now and the bricks on next doors gable end have gone porous.

On removal of the original roof we discovered the stepped lead flashing had been covered over with an apron flashing crudely hacked in across the brickwork (clearly a previous attempt to fix this issue).

With the new roof we have a grp secret gutter and individual stepped flashings but the water continues to come in at the same points, track down the walls in the loft and eventually leave wet patches on the bedroom ceilings and walls. It only happens when there is both heavy winds and rain.

We are at a loss now and don’t really want to waste more money than we already have to achieve nothing. Is porous brickwork a thing even? We are very exposed to the weather where we are. The bricks have also been coated in stormdry cream but this appears to have done nothing. Now being told all we can do is render next doors wall?

Any thoughts welcome.

Thanks,

Lee

Secret gutter still requires a cover flashing 150mm over the slates/tiles or at least over the tile profile.
From what I can see the brickwork looks ok...

Looks like another tradesman I’m going to have to take to court then although the original roof had a cover flashing and still leaked in the same places.

What tiles were on the original roof.
By the look of the existing straight chase job In your picture I don't think that is a sufficient benchmark.
I certainly would have installed a stepped cover flashing with a higher waterline to cover the straight chase, not use poxy individual skeleton flashings.
That's my preference though.
As for taking them to court maybe explain to the tiler it needs cover flashing over a secret gutter and ask him to rectify this?
He may cease contact when you mention legal proceedings without giving him the chance to rectify his error.

Same tile profiles as original. We have been in dialogue with the roofer (pleasantly given the situation) and he is adamant it is not his workmanship and is refusing to do anything further about it.

Ok I would search secret gutters on the internet and it should say they require a cover flashing.
Find a black and white procedure and ask the roofer to do what's right.
What he's done isn't

It's a long standing issue ?
So what is that telling you ?

Take him to court lol .. There's a big get out staring you in the face ..

A long standing issue I paid someone good money to fix and they haven’t. Surely that must mean something?

Surely someone could replicate rain with a sprinkler on a hose pipe to locate the leak.

Ask them to look again in a nice manner. In this case its no use threatening this and threaten that. you need him to work with you.

There is something missing , but hopefully he will see that too...

you might ask him to point the original chase too in mortar.

we have been so polite about it, given him the benefit of the doubt, paid him immediately etc and he won’t come back and look at it, he is adamant all his work is 100% and that we need to address the issues with the bricks unfortunately.
