Before I start, I appreciate that there are a lot of variables to consider and jobs should be seen before quoted but hear me out...

Location: Glasgow

Room 1: Living Room
Floor - 4800 x 3800mm
Wall Height - 2580mm
Considerations: Chimney Stack with rounded vert ext angles (has a round profile moulding in the corners) which will need an alum beading to square off.

Room 2: Kids Bedroom
Floor - 3620 x 2510mm
Wall Height - 2400mm
Considerations: This is a basic rectangular room, nothing fancy but there is a strip of ply boarding in the corner which I assume is boxing something in, so I might need to replace with some plasterboard.

Say Walls Total 74m2 & ceilings total 27.50m2.

I'm going to strip off the existing coverings back to the existing plaster... most walls are brick/block with plaster. I'm looking to skim both walls and ceilings, square it all off and modernise the look for both rooms.

I was quoted £930 all in.

It's the first quote I've received but I explained to the lad who came round that I'm basically looking to get the entire house complete in short order but at this price, I don't think I can afford it.

Can you give us some guidance on what I should expect to pay per room. If you need any other info, let us know.

How many Days did he suggest? If the £930 includes VAT then thats £745 labour and matrerials. - I be saying 2-3 days labour and about 11 bags of plaster say £85. If the render needs repairing then add up to another hundred £ for Render.

That's a good point about the VAT, it probably does include as he never mentioned anything to say "exc VAT"...

The only estimate he gave for timescales was he said the kids bed would be done in a day by him and 1 other, which there isn't much to it so I'd think he would rattle it in a few hours tbh.

So the rest must be the living room.

£450 a room for skimming is about right down south, I would think stripping off the wall paper etc will expose potential issues with crumbling plaster which might add to the price.

They will complete it in under a day, all things being equal.

Are you talking in and around London rates at that when you say Down South?

Based on @wgt52 material costs, that would be about £40-£50 for materials and £200 p/m per day.

I'm guessing the rates aren't going to be quite as high in Glasgow based on my experience from my own industry.

North of London but in the "south east" - yes I would expect Glasgow to be cheaper but there may be hot spots for supply and demand....
