Hi all,

I've started to build a new conservatory and although i'm doing the work myself i totally forgot about getting it checked for safety and building control etc so can i hire a builder to go through this with me i.e to check the building structurally and then apply for building control in which case is it just a case of hiring someone that's part of the competent scheme even though they've not built it themselves ?

Conservatories are exempt from bc regs as long as you maintain separation from main dwelling by means of an external grade door.
 
ah, wasn't aware of that and yes, we're keeping the external door in place between the house and this new room however we're putting a solid wall on one side and a wooden roof with a rubber covering (so full solid wall on one side and then re-using the full height windows and doors from the old conservatory on the end wall and the opposite wall to the solid one if that makes sense) so will this change it FROM a conservatory at all and then change this ?

lol...that's ok then, thanks for that.....it's odd that an exterior door should deem the building "safe and conforming" when we could have the same extension but with no door inbetween them ? you can see why people come unstuck in legallities like this.
 
Just one additional thing (as i'm not sure if this will also impact it) but i'm going to run a radiator and electrical sockets in there from the main house ? still exempt ?
 
Still exempt as long as you can isolate the radiator from the rest of the system.
A compliant extension is completely different from a conservatory.
 
So i presume then the 2 electric sockets we'll run from the house to this will be fine as they will be covered by the main breaker in the house ? so overall it's just a case of "if it fell down then the main house would still function" kind of thinking then ?
 
Just i case anyone else stumbles onto this post you DO need building control regardless of keeping the back door. That only relates to if you're keeping the roof substantially glazed as well as the walls which as we've said we're not as it'll be a solid roof. I checked this with the local building control officer
 
Both interesting and annoying....that states we DON'T need it as we fit that but then the senior building control officer for our concil area says that doesn't apply to us unless the roof is fully/mostly glazed which ours isn't ?
