Moving a man hole and building over a sewer pipe?

We are looking at have a single story extension done but its width across the back of the house is limited by a drain cover leading to 2 houses up stream of us (Our downpipe will be boxed in).

One comes straight in inline of the main drain, our next door neighbor comes in in the corner then ours.

I think its to close to our brick built shed (With large concrete base/foundations) to move that way but heard of double sealed covers for use indoors?

1: Can I use the double sealed cover inside the new extension (Floor will be tiled with a rug over the manhole) or does it need to be accessible 24 hours from outside?

2: can my extension foundations be built over the sewer pipe wit a lintel over the pipe itself so no weight on the pipe?

A lot of water companies do not allow internal manholes (southern water certainly don't). You should be able to find that information on their website.
 
That drain looks awfully close to ground level.

Best solution and possible only allowable one is to move it outside extension

You need to contact the water authority and get a build over agreement (even if you need to move it)
 
Yes its quite high to ground level and moving it closer to the shed so its outside is our preferred option but the angle the neighbors pipe comes into the drain could be an issue and it comes in under the foundations of the shed.

Spoken to my builder and yes we will need a build over agreement as said.

Need to get the architect and builder round at the same time to discuss what can and cant be done.

I'm sure you could get over the shed foundation issue - it could mean a pad and a lintel to prevent any load on the drain.

It's a pain but worth it if you get your extension.

I've not even bothered quoting for some jobs where the drains clearly make it not economically viable.
