New downstairs cloakroom

Hi, we are i the process of buying a new house that will require some internal re-modelling to make the layout work for us

Our preference would be to move the downstairs cloakroom from its current position to the yellow shaded area under the stairs. I am a complete novice to thins kind of thing so just wanted to get a steer on whether this is a possibility or not?

Eventually we would want to convert part of the garage immediately behind the proposed cloakroom into a utility room (outlined red on the floor plan).

Having the bathroom above and current utility room located to the left is in all probability helpful for the services. Anything is possible, but depends on how much work needs to be put into it. Your main issue here is access to the proposed new toilet room. Is the wall that will have the new opening a supporting wall or not? If so, it will require a lintel of some description to be installed.

Was hoping the location of the upstairs ensuite would make things a little easier as there must be a sewer access in the near vicinity. Given the other side of teh proposed location is currently the garage, i have no issues with the concrete floor being opened up to run pipes etc

Current plan is to fit a doorway from the hall way. Im assuming this will need supporting as its below the top of the staircase

Yes, in that case, you will need building regs and most probably calculations from a structural engineer. Nice little project for you - the fun bit will be the foul waste.
