Its that time of year again when the condensation starts again. The roof on our house is a 3 sided pitch roof. Think it's a hip roof. Apologies if thats totally wrong. The house was built in the 1930s and its the original roof. Very old felt. Since we moved in I had roof vents put in. Four on the front and four on the back and one the side. We have a utility room built onto the side of the house so access to that side of the roof is poor. Also that is the worst side for condensation

Whoever lived here before had cavity wall insulation put in which looks like hamster bedding. That spills over in places into the eaves so I'm going to hoover that out. Also I plan on adding insulation to the top of the loft hatch. I dont expect miracles but what will help?

I thought about putting soffit vents in. The small circular things. But I cant get access to the soffit on that side thats affected the most due to the utility room. I could get them on the front and back so would that actually help?

In the next couple of years we plan on having the bathroom done so an extract fan will be fitted an we will get the roof done in the next few years. So it will get addressed properly then but I'm wondering what will make it not as bad until then. Thank you

do you have any holes in your ceilings?

does the bathroom have an effective extractor fan?

pull the insulation away from the eaves.

No the only hole will be the gap around the loft hatch which is why I plan on insulating it over the top to help. The bathroom has no fan. We open the window when having a shower or bath. But when we get the bathroom done it will have an extract fan in. I will hoover the cavity wall insulation away from the eaves. The loft insulation itself is away from the eaves

Any form of mechanical venting to the Bathroom will assist massively.

If you can install some sort of venting in the bathroom, now, do not wait for the bathroom make over.

And fit a couple of ridge vents that will also assist loft venting.

I already have lap vents fitted. I have roof tile vents fitted and cut through the felt. But the problem side is the what would be the gable side but it's a three sided pitch roof. The front and back are always bone dry as I'm guessing the roof vents do their job with cross flow. But the side pitch cant have cross ventilation as the other side is next door/the party wall. Do you get what I mean?
