garage self managed project

I have just received the goahead from my local coucil to build my single brick built pitched roof garage, which will be attached to my house. Size will be 5.7m by 2.5m wide. I am going to project mange the build myself. I have 3.5K to build it which will not include electrics, garage doors etc just the basic garage. Because it's attached to my house one of the garage walls will be the house etc. This is my first project of this type and I want to do as much of the work myself. (consider myself fairly handy!)
I am looking for advice on this project in terms of a step by step plan of what the build will entail and whether my budjet will be big enough, may be someone could advise on rough prices for each stage/part of the garage??

are you doing your own dig, brickwork, oversite, slab lay, roof structure?

or will you get someone in to do these tasks?

digger or hand shovel?

acess to site?

underground services/drains?


if the roof is pitched, plain tiles or concrete interlocking.

more info' needed for costing me thinks. :rolleyes:
 
The way building material costs are rising I would have thought 3.5k a bit tight.

Went to get some LBC Heathers last week and they had gone from £400 a thou to £600 a thou in under a month (Builder centre).

Also a lot of talk of cement shortages because China is buying everything, dont know how true that is.

I have access to a mini digger for the foundations. I'm unsure of drains, where would I get this info??
The rest I'll be paying brickies etc. The roof will be interlocking concrete tiles. As much help as possible needed, willing to learn although naive at the mo!
 
I think the nationwide high winds is most of the fence panel problem.
It seems any kind of shortage is getting blamed on the chinese recently?
Probably just excuses for the market leaders to up their prices.

what info regarding drains do you need.
If its where they are then you need to find all you manholes and have a look inside to see where the runs are.
And just dig carefully.
I do think you may be pushing it going for 3.5k.
You need to get prices on all of your materials first.
Half the time the prices you will pay compared to a well established trade account owner will be a a lot more.
Im sure just doing the foundations/oversite yourelf will save a good portion of the cost tho.
Will it have roof trusses or a cut roof?
 
I was hoping for a cut roof as you'll get more space up top, am I right in saying?

If I did get a builder in what be a good price for the garage not incld. elec, doors or windows. the measurements are 5.72x2.5?

Also if you say 3.5k is a bit tight, what would you say would be a suitable budget?
