Cast Iron Bath not earthed

Please Help!

I am selling my house and the surveyor has noted that my cast iron bath isnt earthed and the bonding to the pipework isnt adequate. Subsequently my buyer is now paranoid that his son is going to be in danger for using it and this could see him pull out of the sale.

The bath was put in 4 years ago and was legal at the time. Does anyone know how I can sort this without ripping my bathroom apart? And when did this regulation come into place as I cant for the life of me find the info on the internet.

1) It's not carpentry

2) you bond the pipes (including metal waste pipes and iron soil pipes, if present) not the bath

3) Supplementary Bonding in a bathroom is easy. It is not notifiable under Building Regulations and you can do it yourself. You need some 4mm Green & Yellow cable, and some pipe clamps, a couple of screwdrivers, and some sense. Most of these things are found at aDIY shed or an electrical Wholesaler. Do all the pipes to all the circuits that enter the bathgroom.

You can pay an electrician to do it for you, but (although it's not strictly necessary) get one who is a member of a Self Certification scheme, and who is recommended by friends and neighbours, this give a clue to his ability.

I suppose an advantage of getting a qualified electrician to do it is that you could ask for a Minor Works certificate which you could give to the buyer on completion.
 
A surveyor picked up your lack of bonding in bathroom?

Or given the state of the market right now, he'll use it as a stick to get you to drop the price.... :confused:

It may have been legal, but if it doesn't comply with the wiring regulations now it didn't comply then.

Is the plumbing metal, or just the bath? If the water pipes and the waste pipe are plastic then no bonding is required.


And when did this regulation come into place as I cant for the life of me find the info on the internet.

If all the bathroom circuits are protected by a 30mA RCD, and there is continuity from all the pipe work/bath to the MET then you dont need to bond it either.
