Thank you for your comments. I have lived in the property since 2005, and have only had the boiler serviced each year. I have always had the hot water on continuous but, see your point, and will run it on a timed period twice a day, with central heating to see if that works.
Have found a three way valve for 30.00 made by Glowarm, which is much cheaper than the existing Honeywell valve if I need to replace. Thanks again.
