    Loft lay out help please

Sorry! How would people move walls around to get the most out of the front rooms being one and maybe utilising some of the landing floor space.

Patio and Damp Proof Course advice

I’d be comfortable with 100mm, I think the drain helps run off water as you say but the min height is to deal with bouncing rain I think

    Loft lay out help please

Evening all, desperately after some help. We’ve finally moved on to the loft of our house and the original plan was to knock through the 2 front rooms but a wonky supporting beam has stopped that plan. On the top right hand side of ‘landing’ picture is another bedroom and a bathroom to the...

Shower trap… does this look right?

Thank you, I wasn’t sure how to remove the odour stop device, it’s certainly not obvious, will try and find some guides.

Shower trap… does this look right?

Apologies, most forums would rather tag along to an existing thread rather than create new ones with very similar topics. The drain was flowing fine for the first few months, but some drain unblock hasn’t resolved the issue and it’s cumbersome to poke things down too. When you say inwards...

Shower trap… does this look right?

I’ve not long had a bathroom fitted and had this waste, slow drainage of water. Could I put a couple of holes in the visible ‘pipe’ when lifting the chrome top to aid drainage?

    Water under parquet floor

I don't want to rule it out, but on that image you can almost see the path the water has taken above the DPM which leads me to think that the drip channel isn't doing its job and water is running past this and in the space below the frame/above the DPM.

    Water under parquet floor

So, after some investigative work it looks like the water is coming in around the DPM that you can see below the sill. The picture below shows the trickle in after a night of rain. The water is coming in both below the DPM and above it, below the french doors. The fix to this in my mind is...

    Water ingress with heavy rain.

it all points to flashing and or tiles. Maybe something under the window lintel but if the wall itself has dried out then my guess is one of the first options.

    Water ingress with heavy rain.

I would imagine it's the downpipe as others have suggested and once in the water is directed towards the other end of the beam. Or, if you have a bathroom above it could be from a leak in there if you're confident the flashing is sealed

    Water ingress with heavy rain.

this could just be the natural route once the water is in

Back garden drainage solution and level ideas

Hi guys! Following on from another thread and a high patio level with standing water I'm looking at lowering the ground and putting in a few (?) french drains. Just looking for some advice on where to lay these and where the existing drains likely run. This is a the area currently and 3...

    Hearth parquet flooring

You should be able to screed it if need be and maybe use blackjack or something similar. I screenshot this a few days back for something that I may be doing which may help your case.

    Water under parquet floor

Thanks RobinBanks, I'll have a search for what the drains should look like. It was built by a specialist and recommended company so I'd like to think they know what they're doing. The only obvious thing that stands out is a drip run under the frame itself. There isn't any water visible around...

ha, a very long 12 months and far too much money already!

    Water under parquet floor

Thanks JohnD, The concrete was put on top a few months back just to ensure the pipe water collected and didn't spill over, although I've not checked any further. Paving is definitely too high and runs toward the house, but having it run away may make things harder as the line at the house...

    Water under parquet floor

I think I'll do this first option anyway, as it needs doing and the patio will likely be replaced sooner rather than later anyway. French drains underneath too. I'll likely have to lift some of the indoor flooring to at least dry it out even if the cause isn't the concrete sub-floor...

    Water under parquet floor

Thanks for the lintel compliment! When problems like this happen it’s sometimes easy to overlook the good the house has! Patio will be lowered 100% I’ve only replaced the lower (below the hopper) pipe which goes straight into the drain. When you say is the old drain glazed, do you mean...
