Thanks all for your advice. I've kept a low fire going every night since I posted. The smell only seems to be there whenever I put in a heat log, so I'm sticking to coal which doesn't produce big flame. Hopefully that'll sort it out.

Hi there, Tray was fitted before wall tiles, so tiles do come down onto the rim. The trap has been connected underneath. If I take up tray now the wall tiles that have been done may be damaged. I'll keep you posted on the outcome. Thanks for the pointers.

Thanks Vinn, the ply was removed and the wooden framed studwork is rotten, waiting to see if the floor joists are ok or not, bit bigger work than we thought, be at least now we know.

'Astonish' for mould and mildew- you get it in 'Home Bargains' type shops. Spray it on , leave it for a while and then rinse. Mightn't get rid of all, but i find it good.

Two radiators in living room on opposite walls, one with heat, one without. One without has no heat in piping at all. Any suggestions as to what could be up? Thanks
