    its a Welsh slate and are reusable. you'll need reclamation to match in , or just do front in one and another slate at the back , New Welsh is out the question, then go for a Glendyne Canadian or a good Spanish ,we had the dubious pleasure of using most available international slates I've...

    With soakers the flashing doesn't need to cover over the slate. A simple step flashing is acceptable . A problem only arises when the soakers are not fitted correctly

    Where soakers appear to be fitted, it doesn't mean they are fitted correctly. The black mastic can't be helping, anything The pitch is way to low and no trays fitted . A picture square on ideally with two slates removed

    Are the elephant foot cowls (pepperpot) sealed to the pots? But it does appear to be a flashing issue maybe no saddle where the ridge meets stack. A photo from the front and back might help

    I know that slate and have used them , The one I mentioned though is similar cost. A nicer slate imo. Slate , can be a mine field with some real rubbish for sale .
